Should I have an appraisal done before purchasing or selling a home? Lenders will require an appraisal to determine the value of the property that is being sold. You can relieve some of the stress of selling or buying a home by having an appraisal done before the sale. As a seller, an appraisal will assist in marketing of your home to prospective buyers.

What is involved in the appraisal process? First, we will do a careful physical inspection of your home. Don't worry about the kids, toys, unmade beds, vacuuming or other household disorder. We are looking at the structure, condition and features of your home. This is only the beginning of the appraisal process. The inspection usually lasts about 10-45 minutes depending on the complexity of your home. Second, you may see your appraiser driving up and down streets of your neighborhood. He/She will be evaluating the neighborhood for homes that are similar to yours in location, size, design, number of rooms and extra features. We call these homes "Comps" or "Comparable Sales." Our appraiser makes dollar adjustments to reflect differences in "Comp" properties. Upgrades like fireplaces, air conditioners or home improvements add value to a property (usually not dollar for dollar, but will add value). Finally, we are ready to prepare our report and submit it to your lender. At that time, your lender will be contacting you with the results. Keep in mind that the typical report requires extensive research and additional 6-8 combined hours by the appraiser and staff to complete the appraisal. Our appraisers are friendly, courteous and interested in providing any information you may need. For mortgage loan purposes ethically, we have a client relationship with your lender, therefore communication must go through your lender. However, feel free to ask questions while we are in your home. If this is a personal appraisal, our relationship is with you. What is a technical valuation? A technical valuation combines the results of one or multiple Automated Valuation Models (AVMs) along with local assessment data, publicly available records and the LAS database to arrive an estimate of market value. Does my house have to be inspected? No. A technical valuation does not include a physical inspection of the real estate. Can any house be valued using a technical valuation? Most single family houses can be valued using a technical valuation. Single family homes located in fully developed areas tend to have higher success rates. Custom built homes, homes in rural locations, multi-family homes and condominiums tend to have lower success rates. (Cooperative units typically cannot be valued using a technical valuation). What determines whether a technical valuation is a success? Ultimately a successful valuation relies upon obtaining sufficient market data that enables the analyst to have adequate support for a market value estimate. Historically, a success rate of approximately 80% has been achieved since the product’s inception in 2002. How accurate is the value indicated by a technical valuation? Beta testing of this valuation product has indicated an average 10% deviation from the actual market value towards the conservative side. Can the accuracy be increased? It is beneficial to enter as much information on the application as possible. An accurate detailed description of the property tends to improve the reliability of the valuation. Who completes a technical valuation? An analyst familiar with the market area and the research protocol prepares the technical valuation. A state licensed certified appraiser then reviews and reconciles the market data into an estimate of market value. How long does it take to complete a technical valuation? Most valuations can be completed within one business day from the date of request. What is the cost of a technical valuation? The cost of a technical valuation is $50. (This cost can be used as a credit towards a traditional appraisal product prepared by Lauritano Appraisal Services).
